Booking.com Commission Is Now 18%: The Real Cost

In Brazil, Booking.com charges 15% commission as standard. Since 1 July 2026, properties in its Preferred program pay 18%. For a 20-room guesthouse at R$ 350 a night and 70% occupancy, that increase costs R$ 31,752 more per year. This post shows the full calculation, the antitrust complaint Brazilian hotel associations filed with CADE, and four moves that grow direct bookings without leaving the OTAs.

How much commission does Booking.com charge in 2026?

In Brazil the standard rate is 15%. Since 1 July 2026, anyone in the Preferred program pays 18% — the increase was applied unilaterally and hits a large share of independent hotels, according to PanRotas.

What does that cost a 20-room guesthouse?

The full calculation (scenario from Hospedin): 20 rooms, an average nightly rate of R$ 350 (Brazilian reais), 70% occupancy and 60% of bookings coming through that channel.

15% 18%
Commission per year R$ 158,760 R$ 190,512
Difference + R$ 31,752/year

That is a full extra salary leaving down the same pipe every year — with not one extra guest coming in.

What is the industry doing about it?

The Brazilian hotel associations (FNHRB, FOHB, ABIH Nacional, ABR and BLTA) filed a complaint with CADE, Brazil's antitrust authority, against the increase and against the rate parity clauses, reports PanRotas. The case is moving; your margin cannot wait for it.

How do you grow direct bookings without leaving the OTAs?

The 18% rate is a Brazilian change, but the lesson travels to any market. An OTA is a shop window — the problem is depending on it for a guest who has already slept in your beds. The 4 moves:

  1. Capture the contact of the guest already staying with you — a QR code in the room opens the guide and puts your WhatsApp one tap away.
  2. Deliver a stay with no friction — an answer on the spot is what makes a guest want to come back (and come back direct).
  3. Give them a reason to book direct — late checkout, an upgrade or extended breakfast for anyone who returns through your own channel.
  4. Be easy to find again — the guide link stays saved on the guest's phone; the OTA does not.

The role of post-check-in in your direct channel

Commission only exists when the guest does not have your contact. After check-in the game changes: every stay handled well plants the next direct booking. The digital guest guide is that channel inside the room — 24/7 service with AI and your WhatsApp one tap away, for R$ 29/month (≈US$6).
